Excavation, steel, plumbing, gunite, tile and coping, decking, equipment set, plaster, startup — each a scheduled phase with its own sub, its own dates and its own predecessor. When gunite slips a week, everything downstream moves with it and every sub sees the new date in their portal.
Estimate the way you actually price
Line items carry a quantity, a unit and a unit cost — cubic yards of gunite, linear feet of coping, square feet of decking — with markup per line or across the bid. Your cost codes are yours; nothing here assumes a house.
Draws, retainage and the money that follows the phases
Bill by draw as phases complete, hold and release retainage, and watch job cost against the estimate while the hole is still open. It posts into a real double-entry ledger, so the P&L for the pool is the P&L your CPA sees.

Does this handle pool service and cleaning routes?
No, and we would rather say so. SelfConstruct is built for pool construction — jobs with a start, a sequence and a completion. It has no recurring billing, no maintenance contracts and no route dispatch, so if your revenue is monthly service accounts this is the wrong tool. If you build pools and someone else services them, it fits.
Can I estimate in cubic yards and linear feet?
Yes — every estimate line has its own quantity, unit and unit cost, and the unit is free text. Yards of gunite, feet of coping, square feet of deck, each priced its own way.
Can subs see only their own scope?
Yes. Subcontractors get their own portal with their scope, dates and documents — not the whole job, and not your costs.
